Ripley Gardens
Minneapolis, MN

When Dr. Martha Ripley established the first maternity hospital in Minnesota in 1886, she helped to meet a particular need for housing. To meet current housing needs, LHB designed the redevelopment of the site of the former Ripley Maternity Hospital into 52 rental and 8 for-sale units, for households at very-low, low, and moderate, income levels.

The site of this mixed-income redevelopment in the Harrison Neighborhood of Minneapolis is on the National and Local Historic Registers of Historic Places. The project combines the rehabilitation and re-use of existing historic buildings with new construction. The infill buildings complete the redevelopment in keeping with the massing, material, and scale of previously demolished structures and preserves views of the site’s historic structures and open space.

Ripley Gardens was selected as one of the first four Minnesota Green Communities Demonstration Projects. The Urban site is located in the bus lines and within walking distance of many amenities. Sustainable design features of the site and building include rain gardens, Energy Star appliances, low-flow fixtures, low-voc paints, maximum daylighting and views, and highly efficient building envelopes and systems.
