Metro Transit Heywood Garage Modernization

LHB was commissioned, through its IDIQ with Metro Transit, to study the feasibility of locating an addition onto the west side of the existing Heywood Bus Garage for the transportation operations department of the Heywood fleet. Working from the space needs program developed for the new Minneapolis Bus Garage (Heywood 2) as a baseline, LHB worked closely with Metro Transit’s Transportation leadership to develop and fine tune the space plan, study the best options for entry locations based on current and future pedestrian circulation, and establish an estimated construction budget.
Following the site and building plan feasibility study, LHB was selected through a RFP process for full design services for the addition in support of the categorical exclusion checklist for FTA NEPA approval, bid documents, and construction support services. The three dimensional massing of the building, materials and fenestration acknowledges the downtown gateway nature of the site from North Minneapolis and the context of the overall Heywood campus, in particular the adjacent Minneapolis Bus Garage. The design is responsive in solving the established goals with its own unique set of site influences, functional needs, and performance requirements.
The outcome is a facility that provides daylighting and views for the operators while controlling solar heat gain, provides rooftop exterior amenities without significant added cost, mitigates traffic noise and glare for its occupants, and is highly durable at the ground plane; an important criteria for this zero lot line configuration on a high traffic road / sidewalk in our northern climate.
