Client: Brighton Development, Salem English Evangelical, Lutheran Church of Minneapolis, Lyndale Congregational United Church of Christ, First Christian Church of Minneapolis (Disciples of Christ)
The congregations of Salem English Lutheran Church, Lyndale Congregational United Church of Christ, and First Christian Church of Minneapolis made the decision to share one Church building. In doing so, they opted to sell a portion of their existing site to Brighton Development in order to fund their own redevelopment and to enable the construction of a new mixed-use development that includes affordable housing (100% affordable to individuals and families earning 30- 60% AMI). LHB has worked closely with Brighton, the congregations, and the surrounding neighborhood to design the renovation of the 19th century Salem Church and the new Greenleaf Apartments.
While the two projects have very different programmatic requirements, they work in harmony and add to the vibrant intersection of 28th Street and Lyndale Avenue. The new mixed-use housing development provides 12-foot tall first-floor commercial spaces with 63 affordable and market-rate one and two-bedroom apartments above. Sustainability was a priority for the developers of the Greenleaf as evidenced by the durable materials, timeless design, as well as the energy-efficient heating and cooling system.
