Project Type: Hospital Replacement

Client: Essentia Health

Essentia Health in Duluth, MN engaged LHB as associate architects/engineers to work with Ewing Cole from Philadelphia, PA to replace their aging facility and consolidate patient care operations into a smaller campus footprint. The Project consists of a 942,500 square foot addition connected to two separate existing outpatient buildings in Downtown Duluth, MN. Once complete, the new facility will consist of a single building consisting of over 1,365,000 square feet of patient care on 18 levels and will have a footprint of approximately 820 feet by 635 feet.

The functional design of the project was developed on a principle of on-stage/off-stage circulation. This principle has several benefits to patients, staff, and the visiting public including patient transportation from patient floors to diagnostic rooms occurring largely out of sight of the public and increased patient privacy and comfort. This same off-stage circulation system also permits the transport of goods and waste outside the view of visitors. By removing these back-of-house functions from public circulation, the on-stage corridors and elevators become less crowded and more calming for the public.

This project represents the single largest development project in the history of Duluth, MN. Upon completion in 2023 the project will provide 312 private patient rooms, outpatient clinic space, and amenities such as a roof garden and roof-top pavilion to permit patients, guests, and staff a respite space with panoramic views of Lake Superior.
